Village could get another 100 properties

DEVELOPERS are set to reveal plans to build up to 100 homes on a Green Belt site in Pucklechurch.

IM Land wants to develop an estate at Marsh Farm, on a field at the corner of Feltham Road and Abson Road.

Representatives outlined their ideas to Pucklechurch Parish Council in July, and said they would be consulting widely with villagers before finalising a planning application to be submitted to South Gloucestershire Council later in the year.

The scheme proposed would involve a mix of two-storey properties, half of which would be so-called affordable homes for rent or shared ownership.

The main vehicle access would be from Abson Road, with pedestrian and cycle access from Feltham Road and on the corner.

Marsh Farm has been considered for development in the past, with previous proposals rejected because of the location in the Green Belt.

More recently, schemes, including one for up to 350 homes on a larger site extending to Redford Lane, have been entered in the council’s Call for Sites.

However, the site was not included in the Local Plan, which is currently being created to identify suitable places for development to meet South Gloucestershire’s housing needs up to 2041, although a neighbouring site off Abson Road, for up to 60 homes, is in the plan. 

The government has said that some parts of the Green Belt will have to be sacrificed as part of its drive to build many more homes across the country.

South Gloucestershire’s draft Local Plan includes some changes to the Green Belt in the east of the district, but not as far out as Pucklechurch. The council is expected to submit the plan in the autumn for independent examination by a planning inspector. 

A number of planning applications for housing developments, some speculative and others on sites included in the Local Plan, have been submitted or are expected to be submitted to the council in advance of the plan being finalised.

The developers believe Marsh Farm is a good location because it is close to village amenities, including the primary school, surgery, bus stops, shops, play areas and recreation field.
